Independent floors are currently experiencing a boom in demand across the country and Haryana has emerged as one of the top markets. Gurugram and Faridabad have witnessed significant traction in demand for independent floors, especially post the pandemic.

According to ANAROCK, the concept of independent floors is not new in these two cities as there was a demand for them even before the pandemic. However, the desire for safer independent living after this health crisis has boosted the demand for independent floors.

In fact, homebuyers see this asset class as a low capital investment with relatively low risks, allowing for a faster exit.

“Since October 2020 we have launched a series of premium independent floors across DLF City in Gurugram, as well as in DLF Gardencity in New Gurugram and have received a phenomenal response from the market. The success of these independent floors is largely a result of the high development infrastructure surrounding these areas in both locations,” said Aakash Ohri, Group Executive Director & Chief Business Officer at DLF Home Developers.

“From the onset of the pandemic, there has been a rise in demand for low-rise floors, considering these have been conceptualised keeping in mind the space requirement of families looking to re-establish themselves in upscale neighbourhoods in Gurgaon to live independently without compromising on proximity to their loved ones. There is a section of the demography that does not necessarily enjoy an unnecessary influence of the community and enjoys absolute privacy and individuality, and thus prefers independent floors over group housing,” added Ohri.

Gurugram has evolved from commercial to residential and condominiums to independent floors in the last several years, making it a great hub for affordable and luxury properties. According to data by JLL, over 70% of Gurugram residential launches in 2021 were low-rise independent floors. Out of the entire 9,232 units that were launched last year, 6,850 were independent floors that catered to upper mid-and high-end categories. The average size of these units is around 1900 sq ft. The price segmentation of independent floors from mid to high category is Rs 45 lakh to Rs 1.50 crore and above, respectively.

“An uptick in demand for low-rise residences is making its way since the onset of the pandemic. Buyers’ choice of likely neighbourhoods, low-rise buildings, and environments sans chaos are gaining momentum rapidly. Another reason among end-users for this ultimate selection is the greater ROI that independent floors provide regardless of the price you purchase. Being faced with changing lifestyle needs accommodating an office space, gym, kids play area are some of the newest priorities that require maximum space to operate,” said Vivek Singhal, CEO, Smartworld Developers.

The residential corridors in Gurugram, where lowrise floors have been launched in the last two years, include Golf Course Extension Road, Dwarka Expressway (Sector 37D), New Gurugram (Sector 81, 89, 92), Sector 73, DLF City Phase II, III and IV and Sohna Road. The number is expected to cross 10,000 in 2022 as many developers are awaiting licences to launch their projects. Because more buyers are now giving preference to bigger homes due to the hybrid culture and e-schooling, they need extra space for the office and study room.

“Popularity of builder floors has so much to do with shorter project turnaround time, privacy and bigger spaces. This is becoming a trend, especially among the HNIs who prefer investing in robust infrastructure, connectivity to prime locations of the city, yet secluded, enjoying the luxury of living majorly pushed by the Covid -19 pandemic,” said Shashank Vashishtha, Executive Director, eXp India.

Developers are also focusing on independent floors due to lower capital investment, fluid cashflows as saleability increases, low project execution risk, and faster development turnaround.

Dlf will open bookings for its flagship Dlf premium residential project, Midtown in central Delhi, by October 2021. The project is currently under construction and is close to its other luxury offering, Capital Greens.

The Dlf management, in its post-earnings call on June 12, said the company is very optimistic about Midtown and bookings will open in October this year. The total project size is 8 million sqft (MSF of which 2.1 MSF will be delivered by the second half of complete. Another positive is the shorter FY22 and the remaining 6 MSF after FY24. Cash conversion cycle leading to better cash The total sales potential of the project is flower generation, compared to townships 12,000-15,000 crore.

DLF Midtown is located at Shivaji Marg Moti Nagar- New Delhi. DLF Midtown (DMPL) is a 50:50 joint venture between DLF and Singapore’s sovereign wealth fund, GIC.

The company will continue to focus on luxury residential real estate with luxury low-rise housing projects of 10 MSF having a sales potential of 10,000-10,500 crore planned over the next 2-3 financial years, it added.

Another major development is the company’s focus on plotted development. DLF in its earnings call said dlf low-rise projects has witnessed a significant turn-around in the last financial year. The demand was attributed to consumers looking for larger independent units located amid a green belt.

Besides, such projects have a faster execution time of 12-18 months compared to highrise, which can take up to 24 months to complete. Another positive is a shorter cash conversion cycle leading to better cash flow generation, compared to townships.

Dlf will focus on low-rise independent floors in Gurgaon and Panchkula for the next two years, a source adding, “The rationale being that their plotted developments are located in prime locations and neighborhoods. Buyers of these independent floors will have instant access to existing social & entertainment infrastructure comprising schools, malls, recreational facilities like clubs and proximity to cybercity, etc. while moving into a prime location.”

Also, independent floors have been priced attractively which helps the buyer buy prime property at an affordable cost. For instance, a 300 sqyd plot has a market rate of ₹1.5 Lakh per sqyd in Gurugram, The construction cost to the company is ₹6.5 crore. A plot has 4 floors, and each floor is priced at ₹2.5 cr. So, after deducting the cost of land & construction, the company gets about ₹3 cr per plot.

We all wonder whether we should go for a builder’s floor or a multi-storey one when it comes to buying our home. Builder floors, also known as individual floors, are separate units constructed on a plot. As its name suggests, individual floors on a specific level, Independent floors are constructed in residential townships primarily on plot sizes from 180 sqyd to 1000 sqyd. The canton can be sold or entered under the size of 180 sqyds at Gurgaon Builder floor.

Some of the famous townships which are popular for builder floors in Gurgaon are DLF phase 1 to DLF Phase 3, Dlf Garden City Floors, South City 1 & South City 2, Nirvana Country, Sushant Lok 1, 2 & 3. There are townships which have been developed by government authority HUDA like sector 27, 28, 45, 46, 56, 57 & many more.

GMDA (Gurgaon Metropolitan Development Authority) has recently accepted up to 4 floors plus Stilt area with a maximum height of 15.5 mtr. Stilt area is a dedicated parking area in the ground gloor. Actual FAR (Floor area ratio) has been increased to 264 percent from 199 percent as per a recent announcement. Builders, however, have to buy this FAR with fees of approximately Rs 300-400/sqft. They can now build more and make a larger flat and gain better income on the same plot.

The builders will literally cover 60-65 percent of the ground area in Gurgaon in the building floors. Until construction, the contractor must have the Entire Building Floor Plan approved by the local authority along with the individual floor plan of each floor. Some builders are now working on Vaastu Ideal designs as well.

Moreover, some reliable contractors who operate several sites to keep their clients happy and satisfied, even offer after-sales facilities to take care of the maintenance of all common equipment, such as elevators, common area lighting, security guards, and charge for the maintenance of a common area.

In our daily conversation, houses are often referred to as apartments in Gurgaon. As Gurgaon is more prosperous, and quick to developments, the city itself is famous for apartment culture, the amenities and facilities offered within the housing complex of the apartments/group attract more and more young people, working professionals, retired people and common businessmen to live their lives.

The debate still goes on and on to determine if Builder Floors over Multi Storey Apartments are a better choice. And I agree that it is completely hypothetical and depends on the buyer’s criteria and preferences.

Builder floors are more spacious than multi-storey buildings, but the open spaces are found more in multi-storey apartments. Builder floors also do not provide you with typical facilities within the compound, such as swimming pool, gymnasium etc, but multi-storey apartments do give you such facilities. Although there are several gated building floors that try to offer as many amenities as an apartment does. When it comes to independence, the builder floors offer you more privacy as there is only one owner on one floor whereas in multi-storeyed apartments, there can be up to 4 or more flats on the same floor.

And a good thing is that a builder floor costs less than a multi-story apartment, which stands as a real benefit for money, including maintenance fees in building floors are lower compared to apartments, apartment has more facilities and thus maintenance fees are more costly for maintenance, even if you do not use any of the facilities.

You have more independence in builder floor apartments, but it becomes difficult to communicate with the neighbouring residents, while in multi-storey apartments, you interact comfortably with people as the garden is within society, the gym is within society, etc. Both festivals and other celebrations are organised by apartments from time to time.

If we talk about protection and security, then apartments are safer as they provide you with multilevel security on main gates, then women and children are free to roam inside even during night on tower lobbies, night patrolling etc. In addition, the apartment has a repair and maintenance team consisting of plumbers, electricians, etc. There are also some requirements and regulations to be followed by each resident of the flats. Inhabitants of building floors don’t have anything to follow.
